I have been a Realtor for 10 years selling all types of homes.  I do a lot of repeat business with customers that I have sold homes to so when they are ready to sell they call me to list their home.  I just have clients that most have become friends because of the relationship we made during the purchase or sale of their home.  Last year I lost a $865,000 listing because I refused to lower my commission that another realtor had offered.  They listed the house May 25 and by December 31st it had not sold.  They then called me and we listed the home about the 10th of January.  We Closed Escrow on February 28th.  I also sold another previous client's place for $430,000 and then sold them a home for $530,000 in April.
